If you rent out a property, you have a legal responsibility for the safety of the gas appliances in it. Every year, each gas appliance and flue must be checked by a Gas Safe registered engineer, and you must be given a Gas Safety Record — often still called a CP12.
The check confirms that appliances are burning correctly, that safety devices work, and that there is no dangerous build-up of carbon monoxide or problem with ventilation and flues. Once complete, you receive a dated record listing every appliance checked and the result. You must give a copy to existing tenants, and to any new tenant before they move in, and keep your own copies on file.
This is not optional, and it is not just paperwork. Faulty gas appliances can be fatal, and failing to hold a valid record can leave a landlord facing serious penalties as well as invalidated insurance. Booking it in good time each year — rather than letting it lapse — keeps you compliant and, more importantly, keeps your tenants safe.
